Landlord and property registration · England

Keep registration work organised and evidenced.

For properties in England, bring landlord details, property records and supporting documents together. Assign preparation and submission to a person and retain the evidence of each attempt, including manual completion outside the platform.

Check current official requirements and dates before submission. The platform organises the work; it does not certify compliance or connect to an official submission service by default.

Your own mailbox

A forwarding route can help gather incoming documents; manual upload remains available. Mailbox connections depend on your provider being configured and authorised.

Throughout the handover the data room keeps two honest counts: facts already assembled, and facts still needing a person. It reports readiness for a pilot — never legal certification.

Documents into evidence

A certificate is not a tick. It is a document, a date and a person who filed it.

The original is kept

Files are stored privately and byte-for-byte. Nothing rewrites the document you were given, and every time it is opened or exported that is recorded.

Reading is scored, not trusted

Dates, references and the property are extracted with a confidence score. A confident read is prepared for filing; a poor one waits, visibly, for review.

A person files it

Nothing counts as proof until someone accepts it. That decision creates the certificate, supersedes the old one, and writes a dated evidence record.

Operations

Work arrives on its own, in a queue, with a clock.

A nightly sweep opens the work: expiring certificates, lapsed records, registrations, documents nobody has judged. Each task lands in the right queue with the response and resolution times its queue promises.

Respond-by and resolve-by, written once
A task's clocks are set the moment it opens and are never quietly recomputed. Waiting on a third party pauses our handling time, never the date you were given.
Ten queues, not one inbox
Renewals and document review have owned queues; dispatch and tenancy-linked work depend on the chosen modules. Staffed out-of-hours cover is discussed separately.
Doubt stops at a person
A document the reader is unsure of waits for a human decision rather than being filed with the wrong date.

Repairs and engineer dispatch

Engineer records with credential expiry, offers to one or several engineers, appointments, on-the-way and on-site reporting, no access and rebooking, completion evidence and a review before it closes.

Rent, money and recharges

Track rent, arrears, spend decisions and recharges. Demonstration card payments are not evidence of live settlement.

The rest of the tenancy

With Management, keep inspections, utilities, rent reviews and move-out in one tenancy record. Licensing and certificate evidence have their own plan access.

Communications you can audit

Templates, a notification centre, per-person preferences, and every attempt, retry and failure recorded. Nothing is described as sent unless it genuinely was.

Where the money and the risk actually are

The parts other post-let tools leave to a spreadsheet.

Disputes are decided on paper, penalties follow dates, and margin leaks through work nobody reconciled. Each of these is built, on screen, and carries its source.

Damage priced from the guidance

Compare check-in and check-out photographs and review a suggested figure. Your team decides the final deduction.

A deposit bundle an adjudicator can read

With Management: assemble condition records and deduction reasons, with missing evidence identified for review.

The ombudsman file, in one press

Bring reports, replies and visits together with a record of what is still missing; the decision stays with the relevant people.

Section 13 and possession

With Management: prepare rent-review and possession records for human and legal review. Notices are not served automatically.

Energy records and void work

Review energy ratings against applicable rules; with Management, track the work between move-out and the next tenancy.

Landlord tax and contractor money

With Management: organise rent, fees and costs by property and separate supplier charges from any landlord recharge. This does not submit a tax return.

The software reads, prices, ranks and explains. It never decides a hazard severity downwards, a possession ground, a deduction amount or anything that moves client money — a named person does, and the decision is recorded with who, when and why.

Who signs in

Access is granted by the agency that holds the records and enforced in the database, not in the interface. Choosing the wrong door at sign-in grants nothing.

Letting agent

Resident

Their tenancy, documents and repair reporting, with dangerous conditions directed to an emergency route.

What is a billable unit?

One let home is one unit, however many residents share it. Each separately let HMO room is one unit — we never charge for both a building and its rooms.

What costs extra?

Contractor work, certificates, inspections and call-outs are charged per job. Managed compliance services are quoted separately.

How it behaves

Three commitments, because the complaints are always the same.

Evidence, never a green tick

Every compliance record carries an actor, a timestamp and the document behind it. History is added to, never overwritten, and the whole trail exports in open formats.

A demonstration certificate renewal shows the review and the dated decision.

People keep the authority

Anything consequential — booking an engineer, writing to a landlord, approving spend, filing a certificate — is proposed, then confirmed by a named person, then recorded.

Notice periods, response times and thresholds are configurable records with a verification state, not numbers buried in code. Anything unverified says so on screen.
